In real estate there are two principle ways to earn a commission—(1) secure a listing, which is an agreement whereby the owner of property contracts with your brokerage firm to market their property and to bring an acceptable offer on their property from an able buyer, and/or 2) secure the buyer for the listed property. So, you can list property and/or you can sell property—each side of the transaction is entitled to part of the commission paid.

Let’s suppose a property is listed for $207,000, and let’s suppose that the commission is 7%. If a buyer is secured for the property and the buyer and seller finally agree on a sales price of $200,000, the commission paid would be $14,000.

If the commission is split equally between the listing firm and the selling firm, each brokerage firm would receive $7,000. If the agreement between each of the involved brokerage firms and its agent were that the firm would retain 30% of what came in and 70% were to go the agent, then the listing and selling agent would each receive $4,900. (With a little figuring, you can easily figure how many transactions you would need to be involved in to make $49,000 per year, or $98,000, or $147,000—or whatever your individual needs and motivation might be.)

And you will have to do this again and again—year after year. It’s a great job, but there is no end in sight.
